Forensic building report software, designed by a firm for its own experts.

You record. Tracelia drafts. You sign.

The final word is yours.

On site, you dictate what you see. Back at the office, the analysis, the recommendations and the cost estimate are waiting for you as drafts. You review, you decide, you sign. For the solo expert, and for the firm that wants one standard.

Tracelia is available in French today. Join the list to hear when the English version opens.

The context

The ground moves.
The cases follow.

Clay soils shrink as they dry out and swell as they rewet; under shallow foundations, that uneven movement cracks houses, often months after the summer. Then comes the assessment, and with it a report that has to hold up. The figures below are for France, where Tracelia was built.

More claims.
More scrutiny.
No more hours in the day.

Night falls. The report is still waiting.

The site visit is done. The photos are taken.

Tracelia was born of those evenings, at a building-forensics firm that knew them well.

Sped up

One case, start to finish.

The cost estimate as ranges, by trade.

A fictional case taken through to the report, sped up and silent. Interface shown in French.

Before the visit

Before you arrive, you know what the maps say.

As soon as you enter the address, Tracelia queries Géorisques, the French government’s hazard database: natural-disaster declarations (the state orders that open insurance coverage for events such as drought), clay shrink-swell exposure, underground cavities, flooding, seismic zone, industrial sites nearby. Maps from IGN, France’s national mapping agency, and aerial views are added to the case, ready for the report.

II. Back at the office

Facts established.
Doubts flagged.

The AI suggests. You make the call.

“At zero slope, the ponding near that drain is not a defect in itself; the flashing is: NF DTU 43.1 requires at least 0.15 m above the ballast.”

« À pente nulle, la flache relevée près de cette entrée n’est pas en soi un défaut ; le relevé, si : le NF DTU 43.1 exige au moins 0,15 m au-dessus de la protection. »

Translated from a sample draft analysis written in French: the measurement taken, the standard cited with its value, the doubt in writing.

Analyse du constatBase flashing too low, parapet leak

establishedMoisture-meter readings within the 80 × 45 cm ceiling stain are three times those of a sound area nearby.

establishedDirectly above, the base flashing has pulled away from the parapet over 1.20 m and stands only 8 cm above the gravel ballast. Measured slope: 0.5%; a single roof drain, no overflow.

probable causeAt zero slope, the ponding near that drain is not a defect in itself; the flashing is: NF DTU 43.1, France’s code of practice for waterproofing low-slope roofs, requires at least 0.15 m above the ballast. With no overflow, water from a heavy rain can reach the detached section: that is the probable cause.

to be verifiedA localized water test must confirm this path and rule out the drain flange.

limitI cannot establish how long the flashing has been detached, or whether it already was at handover.

Finding awaiting approval: the draft analysis is ready to be checked; interface in French (fictional case)
Before your review.
Finding marked “Analyse validée” (analysis approved); interface in French (fictional case)
After your approval.

For each finding, Tracelia drafts an analysis that keeps what you observed apart from what still needs checking.

Then come the conclusions, the recommendations in order of priority (protective measures, further investigations, repairs, maintenance) and a cost estimate as a range, before and after VAT, by trade. Every line shows where it came from: rule, AI or manual entry.

The analysis takes the type of defect and the Géorisques data into account. It names in its text the references it looked up (NF DTU codes of practice, Eurocodes, other NF standards, French statutes), and you check them. Not right yet? Say so: the Refine command rewrites the passage, and you compare both versions before anything is replaced.

III. Sign-off

Tracelia changes nothing on its own. It shows you where to look.

Reopen an approved analysis, and Tracelia first shows you the sections that depend on it.

Interface shown in French.
01You edit the analysis.
02You review the flagged sections.
03You reread and re-approve.

Every word is your call. You remain the sole signatory.

AI in TraceliaTracelia uses a generative AI model to draft an analysis from your site findings. AI can make mistakes: you review, edit and approve every report, and you sign it as the responsible expert.

The case trail

Every conclusion keeps its paper trail.

In Tracelia, the report starts from the site: conclusions, recommendations and the cost estimate are all drafted from your approved findings. If a finding changes, the sections that depend on it are flagged before anything goes out.

  1. 01ObservationWhat you saw, dictated on site, with its photo.
  2. 02FindingLocated, attached to the case, ready for analysis.
  3. 03AnalysisWhat’s established, kept apart from what’s still to check; approved by you.

  5. 05RecommendationPrioritized measures, then the cost estimate, each line showing where it came from.

How does a fact you didn’t observe stay out of the report?

The draft is prepared from your findings. If it states a fact you didn’t observe, you take it out before approving: no draft reaches the report without your approval.

Who counts toward the subscription?

What language is Tracelia in?

Tracelia is available in French today. Join the list to hear when the English version opens.

Its interface and the reports it produces are in French.

Why does the analysis cite French standards?

Tracelia was designed for French practice. The analysis starts from your findings; for references, the AI looks up the references that apply and names them in its text: NF DTU (France’s trade-by-trade codes of practice), Eurocodes (European structural design standards), French NF standards, the Civil Code, the Construction and Housing Code, the Insurance Code. It can get them wrong: check every cited reference against the current edition before you approve.
